I hired Peter Polce to sell one of my rental properties in the Bay Area. This letter is in reference to the services provided by Peter Polce through Metro Realty, as my property manager, and ReMax Realty as the listing Broker for my former home in Danville, California. I have known Peter to have extensive knowledge and experience in real estate sales and rentals throughout the bay area for many years, so when my job forced me to move and therefore sell my home, I asked Peter to list the property for sale. Peter's extensive marketing and sales experience showed immediately in his approach to marketing my home. His contacts within the real estate community, hard work and creativity produced great exposure to potential buyers. Unfortunately, my timing for a sale did not coincide with market demand, which was in a downturn at the time. Not wanting to compromise the value I perceived in the home, Peter pursued a suitable tenant to rent the property until the market rebounded.
Before renting the property, we discussed some remmodel work that we both felt would make the property more marketable as a rental and ultimately add value for sale. Peter coordinted the planning, bidding and supervision for the project. Just over a year later, when we believed the market might be rebounding, Peter swiftly orchestrated the marketing endeavor that resulted in three buyers competing for the purchase within a matter of days. Concurrent with the marketing effort Peter also coordinated the vacancy of the tenant, as well as the contractors and staging, necessary to present the home at its best, but in an efficient manner. Impressively the home was vacant less than three weeks before I had received the cash from the sale at a price that was satisfying.
I have been exposed to many realtors and property managers over many years and believe that Peter brings and incredible depth of experience that is unmatched by his peers. I am certain that I obtained the maximum value for my home due to his diligent and conscientious management at every diverse phase was excellent and reassuring.
